How Garage Doors Increase Home Value

The best home improvement projects are ones that make your home more functional, beautiful and increase its value. In the case of residential garage door replacements, you can achieve all three. In this article, we’ll discuss the benefits of buying a garage door and how much value a garage door adds to your home. We’ll also share some other effective ways to boost your home’s resale value.

Does a New Garage Door Increase Home Value?

According to findings in Remodeling Magazine’s 2019 Cost vs. Value Report, investing in a new garage door doesn’t simply improve the curb appeal of your home — it also generates the highest ROI (return on investment) of all the remodeling projects studied in the report.

How Much Value Does a New Garage Door Add to My Home?

The report indicated that putting $3,611 to replace an upscale garage door can yield an estimated $3,520 when sold — an astounding 97.5 percent ROI.

Now in its 32nd year, the yearly Cost vs. Value Report notes the costs of 20 of the most commonly undertaken mid-range to upscale remodeling projects in 100 markets in the United States. The report compares those costs to how much professionals in the real estate business estimate the project will improve the resale value of a home.

The recouped costs for 20 projects in 2019’s report vary widely, ranging from 97.5 percent for replacement garage door remodels to just 50.4 for upscale master suite additions.

It is useful to know that most of the projects with the highest ROI in the report are “curb appeal” jobs, which is work you can see from the street. These valuable investments include manufactured stone veneers (an estimated 94.9 percent of costs recouped), wood deck additions (75.6 percent) and siding replacements (also 75.6 percent).

Replacement garage doors rank highly because they’re relatively affordable, but they also have a large impact on the curb appeal of a home — especially if the home has more than one door that faces the street.

While replacing your garage door provides the best ROI at resale, if you want to get the most out of your investment, you’ll need to spend your dollars wisely. You can do this by picking a design that best suits your home’s style. Whereas garage doors were once merely functional, they have recently become fashionable as well — similar to cabinets, countertops, appliances and flooring. Buyers see trendy garage doors in advertisements and new housing developments and often expect the houses they’re viewing to feature similar aesthetically appealing garage doors.

5 Ways a New Garage Door Increases Home Value

A garage door replacement has a big impact on the value of your home, but some garage door features add more value than others. Here are five garage door characteristics that can increase your home’s value:

1. Energy Efficiency

New garage doors are designed to be energy efficient. They feature insulation, which serves to keep outside air outside the garage, thereby keeping your garage and the rest of your home at a comfortable temperature. An insulated garage door is especially beneficial for an attached garage. When shopping for a new garage door, look for models with weatherstripping as well as a high R-value.

The R-value refers to thermal resistance, or how well the insulation material can resist conductive heat flow. The higher a material’s R-value is, the more effective of an insulator it is. R-value depends on the insulation type as well as its density and thickness, although for some types of insulation, aging, temperature and moisture accumulation can also affect the R-value.

In addition to promoting energy efficiency, an insulated door provides an extra benefit by reducing noise coming in from outside, making your garage and entire home quieter and easier to enjoy. This combination of energy savings and comfort makes investing in a quality insulated garage door a smart choice for homeowners.

2. Curb Appeal

Garage doors comprise a significant percentage of your home’s exterior surface area, which explains why they have a huge potential to boost your curb appeal. However, for your door to boost your curb appeal as much as possible, you’ll need to customize it so that it goes well with the rest of your home.

One aspect of your door that makes a big impact on your home’s curb appeal is the material. Garage doors are manufactured using a wide array of materials, including steel, fiberglass, wood and faux wood.

If you want to achieve a more modern look, consider a material like aluminum and glass. On the other hand, if you’d like to draw attention to the warmth and farmhouse feel of your home’s exterior, opt for a wooden door.

Other aspects of garage doors that can have a significant impact on the curb appeal of your house include:

  • Color: Sometimes just changing the color is all you need to give your garage door a fresh new look. The most common ways to pick colors based on your home’s style are by matching it with the color of your home, picking a color that’s subtly different from that of your home or choosing a bold color that complements your home while simultaneously making a statement.
  • Style: You can also make your door more visually interesting by adding features like pillars, trim and stonework. Window trim, plants and light fixtures are also nice touches.

3. Security and Safety

A garage door that can keep a home safe is extremely valuable to you, your loved ones and all potential buyers. Garage safety features on modern garage doors include photosensors that keep your garage door from closing when something or someone obstructs its path. The latest garage door openers also come with security features like rotating security codes that change each time the garage door is used, helping to keep out intruders. You can even operate your garage door remotely and receive updates on your devices.

4. Fewer Costs on Maintenance and Repairs

When you have an older garage door, you may be noticing that it requires more upkeep and repair costs. Maybe its components are wearing out one by one, you’re having to touch up places where the paint is peeling or unsightly dents and scratches make your current garage door an eyesore.

Whatever your situation may be, installing a new garage door may be the answer. Whether you opt for aluminum, steel or faux wood composite overlays, a new garage door means fewer maintenance and repair costs since all the components are new. You’ll also likely enjoy the positive impact the new door will have on your home’s exterior aesthetic — and value.

5. Accommodates the Style of Your Home

Last but not least is the style of your new garage door, and the best garage door style is the one that goes the best with the rest of your house and its home styles. For instance, if you have a Colonial or Victorian home, a wood carriage house doors or steel door is most suitable, with decorative hardware like handles and iron hinges being great additions. If you have a Craftsman home, you may want to consider a garage door with double-hung wood windows, and if you have a modern or contemporary home, modern garage doors with pebble glass and stained wood might be best.

How Much Is a New Garage Door?

Several factors affect how much a new garage door will cost. One of those factors is door style. Some options, such as roll-up, tilt-up, and standard panel styles, may cost only a few hundred dollars, while glass roll-up, walk-through, French and carriage styles can cost much more.

Other factors that affect garage door prices include:

  • Size: The size of your garage door affects how much it will cost. For example, a door for a single-car garage will cost less than a door for a 2-car garage.
  • Insulation: For an existing door that doesn’t have insulation, you can install a fiberglass reflective kit, which is the most affordable option. Polystyrene provides better insulation and sound dampening, but it is more expensive. Polyurethane, which can cost significantly more than polystyrene, provides the highest R-value and even more sound dampening.
  • Material: The door material you choose will significantly affect the price of your garage door. Steel, wood and aluminum garage doors tend to be the most affordable. Faux wood and wood composite add an extra aesthetic element, but they can also be more expensive.
  • Openers: Automatic garage door openers can also add to the cost of your new garage door. How much exactly will depend on the model you choose and what kinds of installations need to happen in your garage, such as if rewiring or adding a new circuit is required.
